Top 10 Things to Know Before Buying Land in Abuja

In this article

Land in Abuja can be one of the best long-term investments you make, but only if you buy the right plot, from the right seller, with the right papers. Here are the ten things we tell every buyer to check before they pay.

1. Know why you are buying

Decide first whether you plan to build a home soon or hold the land for capital growth. Your answer changes which districts, plot sizes and payment plans make sense for you.

2. Set a full budget, not just a price

Beyond the plot price, allow for legal fees, survey and registration costs, and any development or infrastructure charges. Ask for every cost in writing before you commit.

3. Choose the district carefully

Look at access roads, distance to the Central Business District, nearby schools and hospitals, and how quickly the area is developing. Growing districts often offer the best value.

4. Check the title

Find out exactly what title the land holds: a Certificate of Occupancy, a Right of Occupancy or an allocation letter. An FCDA title is generally more secure than an older Area Council one.

5. Search at AGIS

Use the property’s file number to carry out a search at AGIS. It confirms who holds the title and whether there are any disputes or charges against it.

6. Confirm the plot size on the survey plan

“One plot” means different things to different people. Always check the size in square metres on the registered survey plan.

7. Make sure the layout is approved

For land in an estate, ask to see the approved estate layout. It shows that the plots, roads and green areas have been planned and signed off.

8. See the infrastructure for yourself

Roads, drainage, power and water should be on site, not just in a brochure. A site inspection is the easiest way to see what has really been delivered.

9. Understand the payment plan

Know the deposit, the length of the plan, what happens if a payment is late, and when you receive your documents. A good plan is clear and written into your contract.

10. Buy from a developer with a track record

The safest route is to buy from an established developer that shows you its titles, delivers infrastructure on site and has finished projects you can visit.
